STATE OF NEW HAMPSHIRE

In the Year of Our Lord Two Thousand Seven

AN ACT relative to disclaimers of municipal services in real estate contracts.

Be it Enacted by the Senate and House of Representatives in General Court convened:

1 New Section; Realty Conveyances and Interests; Disclaimer of Municipal Services Required. Amend RSA 477 by inserting after section 4-g the following new section:

477:4-h Disclaimer of Municipal Services. If certain municipal services, such as snow or trash removal, are not provided for new residential construction or for commercial property that has been newly renovated and zoned for residential purposes, the purchase and sale agreement for such property shall include, on a separate page of the contract, a specific disclaimer of such services.

2 Effective Date. This act shall take effect January 1, 2008.
